Defeasance

Definition:

When a borrower makes a loan or bond void by setting aside cash or bonds sufficient to satisfy the debt owed to the lender. Usually, there are restrictions on what may be used to void a loan or bond in this manner. For example, in a securitized commercial mortgage, the only bonds deemed suitable for Defeasance are US Treasury bonds.
